Etihad Town 5 Marla Plots: Phase 1–4 Price Comparison

Direct answer: Official 5 Marla rows differ sharply across Etihad Town phases because they represent different development stages and product structures. As of 19 August 2026, Phase 1 lists PKR 12 million; Phase 2 lists PKR 6.925 million on-ground and PKR 5.35 million off-plan; Phase 3 lists PKR 5.70 million; and Phase 4 lists PKR 6.20 million. These are not interchangeable offers and should not be ranked only by the headline total.
Reviewed 19 August 2026. Prices, inventory and development status can change. Verify the exact plot and current official documents before payment.

Why Phase 1 is priced differently
Phase 1 represents a more established, delivered environment and the official page lists 5 and 10 Marla rows. Its terms say land and development charges are included in the displayed plot price. A buyer still needs current inventory, resale dues and possession verification for the exact plot.
The higher official row should not be interpreted as guaranteed market value. It is a current developer listing and can change without notice.

Why Phase 2 needs two separate comparisons
The on-ground and off-plan rows have different totals, monthly terms and status. Combining them into one Phase 2 price hides the most important distinction. Confirm which product the seller is offering.
Phase 3 and Phase 4 have similar listed 5 Marla totals, but Phase 4 explicitly separates development charges. Phase 3 has its own ballot, balloon and possession stages. Build a total-payable schedule for each.
Choose by goal, not by cheapest row
A buyer planning construction should prioritise exact possession and services. A buyer accepting a longer development horizon may evaluate an off-plan option, but must understand allocation, ballot and delivery uncertainty. An overseas buyer needs an additional identity, representation and official-receipt process.
Use the displayed figures to shortlist, then verify the exact plot, category, dues, premiums and status. Never assume that every 5 Marla plot in a phase carries the same net price.
Before you pay: practical checklist
- Product status
- Included charges
- Premium location
- Schedule length
- Exact plot evidence
How to assess a live offer
Start with the exact product being offered, not the headline price. Write down the phase, block, plot number, size, category and quoted amount, then match each detail with the current site plan and the seller’s documents. Ask for a dated cost sheet showing the booking amount, every instalment, ballot or confirmation payment, possession payment, development charges and any location premium. This makes different offers comparable on a complete-payable basis.
Keep a simple evidence pack containing the advertisement, ownership or allocation document, seller identity, payment ledger, current NDC where applicable, official receipts and the written transfer procedure. Treat developer-published information as the source for scheme-wide prices and schedules, but verify plot-specific availability and status separately. If one material detail conflicts, pause the token payment until the discrepancy is resolved in writing.
