Etihad Town Commercial Plots: Phase 2 vs Phase 3

Etihad Town Commercial Plots: Phase 2 vs Phase 3 featured guide
Ahmad & Sons buyer guide. Facts checked 19 August 2026.

Direct answer: Phase 2 and Phase 3 both list commercial plots, but the official tables serve different product mixes. Phase 2 currently lists 2.66, 4, 5.33 and 8 Marla commercial rows. Phase 3 adds several named commercial corridors and much larger options, including Jhelum Road and Pine Avenue. The right comparison starts with intended use and exact location category—not simply the lowest price per Marla.

Phase 2 commercial overview

The Phase 2 commercial table lists totals from PKR 11.899 million for 2.66 Marla to PKR 40 million for an 8 Marla park-facing row. It uses 20% booking, monthly instalments, two annual payments and 20% at possession.

Park-facing 5.33 and 8 Marla rows are separately identified. A buyer should confirm whether the premium position is part of the official plot record rather than relying on the listing description.

Phase 3 commercial overview

Phase 3 offers more location-specific tables. The standard commercial set includes Water Park, Jinnah Avenue, Pine Vertical Avenue, Business Park and Sector Shop rows, while separate tables cover Jhelum Road and Pine Avenue corridors.

The wider choice creates more comparison work. Road width, frontage, use category and surrounding development may matter more to an operating business than a small difference in the base total.

A decision method that avoids false comparisons

Define the use first: retail, office, service business, long-term holding or another permitted activity. Then compare exact corridor, access, surrounding occupancy, payment calendar and total charges. Finally, verify the current file or plot status.

Neither phase guarantees footfall, rent or appreciation. Buyers should conduct business feasibility and legal/document checks separately from the developer’s payment plan.

Before you pay: practical checklist

  • Permitted category
  • Exact corridor
  • Frontage and access
  • Complete schedule
  • Premium factors

How to assess a live offer

Start with the exact product being offered, not the headline price. Write down the phase, block, plot number, size, category and quoted amount, then match each detail with the current site plan and the seller’s documents. Ask for a dated cost sheet showing the booking amount, every instalment, ballot or confirmation payment, possession payment, development charges and any location premium. This makes different offers comparable on a complete-payable basis.

Keep a simple evidence pack containing the advertisement, ownership or allocation document, seller identity, payment ledger, current NDC where applicable, official receipts and the written transfer procedure. Treat developer-published information as the source for scheme-wide prices and schedules, but verify plot-specific availability and status separately. If one material detail conflicts, pause the token payment until the discrepancy is resolved in writing.
